Wykeland Group is a property management company based in Hull. They have buildings all over East Yorkshire and the UK and are one of the fastest growing businesses of its kind in the regional industry.


With a three-week deadline, Wykeland Group asked us to make a new, three-story building fire-retardant throughout all internal steelworks. This needed to meet a desired fire rating of 60 minutes.

We understood the conditions and workings of a building site and determined which intumescent coatings were most suitable.

In short, our team:

  • Customised the intumescent coating to match design requirements.
  • Ensured the steelworks met the required fire resistance.
  • Worked around other tradespeople on a busy site.

Since we were operating in a busy, active building site with other tradespeople present, we used a water-based option to enable free-flowing workflow that no solvent fumes could disrupt.

By choosing the correct intumescent paint, we added a protective layer that expands and insulates when exposed to high temperatures. This is one of the most effective fire safety measures for B1 Buildings, which must be highly resistant to flames and smoke.

We also provided a full DFT (Dry Film Thickness) report on completion, as we do of every job of this nature, along with a full digital report complete with readings and graphs. This is essential for evaluating the quality and effectiveness of intumescent paint for steel.

By providing such a comprehensive intumescent coating, we ensured fire protection and containment if the worst-case scenario should occur. Creating an insulating layer that slows the transfer of heat to the substrate, the building now has the measures to reduce the risk of structural failure and staff have sufficient time for evacuation.

Customising the intumescent coating colours and sheen levels also allowed for architects to incorporate these elements seamlessly into the overall design. As well as hitting the mark from a protective standpoint, this means we hit the brief from an aesthetic perspective.
