Babcock Facilities Management needed to address deteriorating cladding coatings on a commercial property in Leicestershire. The high-level cladding had begun to fail across all four elevations, thus creating potential compliance issues with landlord maintenance standards.

What They Asked For
The client required a complete refurbishment of the failing high-level cladding. This included:
- Full pressure washing of the entire building
- Stripping of all failed and deteriorated coatings at high levels

- Re-spraying the entire top cladding band to a clean white finish.
What We Did
ACS carried out a comprehensive cladding refurbishment programme across all four elevations.
This included:
- Pressure washing the entire building exterior to remove dirt and loose materials
- Stripping all failed coatings from the high-level cladding
- Thorough surface preparation to create a sound substrate
- Application of specialist primers for long-term adhesion
- Precise masking to protect adjacent surfaces
- Professional re-spraying to restore the cladding to a clean white finish.
The team used controlled preparation techniques to remove deteriorated material without damaging the underlying substrate. On top of this, high-performance coating systems were applied to provide durable protection against weathering and UV exposure.


How We Did It
The works were delivered mostly over weekends to avoid disrupting business operations. Because each phase came with tight timeframes, planning and efficient execution were of the utmost importance.
Specialist access methods were also employed to safely reach the high-level cladding. The team worked from mobile elevated work platforms and scaffolding, maintaining strict safety controls throughout. Weather conditions were closely monitored, too, with coating applications scheduled to ensure proper adhesion and curing.
Surface preparation was also critical to the project’s success. As such, all loose and failing material was removed, edges were feathered, and surfaces were cleaned before priming. This methodical approach created the foundation for a long-lasting finish.
Finally, the masking process protected brickwork, windows, and lower cladding sections from overspray. Once masking was complete, the team applied the final coating system using professional spray equipment to achieve a smooth, even finish across all elevations.
The Result
The high-level cladding was fully restored with a fresh, clean appearance. The building now benefits from long-term protective coatings that will resist future weathering and deterioration.
Most importantly, the works brought the property back in line with landlord maintenance expectations. This helped Babcock avoid costly dilapidation claims and maintained the building’s value.
