Cloister Way, Ellesmere Port

CBRE is one of the world’s largest commercial real estate services and investment firms. Their portfolio includes critical industrial and commercial properties, where maintaining operational performance and building integrity is essential.

For this project, maintaining roof integrity is about ensuring the roof is in optimal condition. It’s also about not interrupting operations for the hundreds of staff and tenants who depend on the building.

CBRE required a full roof restoration package at Cloister Way, Ellesmere Port. They needed multiple performance and maintenance issues addressed across the roof system.

This included:

All work needed to be completed within a live operational environment. This required strict safety protocols, careful coordination with building management, and zero tolerance for disruption to business operations.

ACS Coatings delivered the complete restoration package. We carried out all roofing and refurbishment works safely and efficiently while the facility remained fully operational.

The project began with extensive commercial pressure washing to remove years of dirt and contamination from the roof. This created the ideal substrate for coating applications and allowed our team to assess the condition of all roof elements.

Following surface preparation, we carried out comprehensive cut-edge corrosion treatment across all affected areas. This involved removing active corrosion, applying specialist primers, and sealing vulnerable edges with protective coatings. These coatings are designed to prevent future rust formation and extend the roof’s lifespan.

The liquid roof coating system was then applied across the entire roof. This created a seamless, waterproof barrier offering superior weather protection to traditional roofing materials. Modern liquid roof coatings were used for UV resistance and durability, which significantly reduces future maintenance requirements.

Skylight replacement required careful planning and execution to avoid any impact on the spaces below, which our experienced operatives managed without incident. Our team replaced aged and damaged skylights with new units that improve natural light penetration and maintain thermal efficiency.

Finally, we installed the Plygene gutter lining system throughout the roof drainage network. This high-performance lining created a durable, watertight seal within existing gutters. The result is no leaks or water damage without the cost and disruption of complete gutter replacement.

The project was completed during some of the wettest months of the year. This presented significant challenges for commercial roof repairs and coating applications. Persistent rain, cold temperatures, and limited weather windows all threatened to delay the programme and extend the project timeline.

However, our team completed the project within the required timeframe through careful planning and flexible working schedules. We monitored weather forecasts continuously, adjusted daily work plans to maximise productive hours, and coordinated closely with building management to ensure safety and minimal operational disruption.

Working within a live industrial facility also required strict adherence to health and safety protocols and coordination with operational staff. Our operatives completed all necessary safety clearances, followed site-specific working procedures, and maintained constant communication with facilities management throughout.

The combination of challenging weather and the operational constraints of an active facility made this a complex project. However, our experience in delivering commercial building refurbishment in demanding environments meant we could adapt quickly and maintain quality standards.

Most importantly, we completed the entire project ahead of schedule. This demonstrates the efficiency of our team and the effectiveness of our planning and coordination.

The completed roof restoration transformed the building’s performance and appearance while significantly extending its serviceable life. The comprehensive approach addressed existing issues and prevented future problems, giving CBRE a roof system that will perform reliably for years to come.

Key outcomes included:

  • Project completed ahead of the original programme schedule
  • High-quality finish delivered across all works despite challenging weather
  • Improved roof protection and waterproofing performance
  • Extended roof lifespan through professional cut-edge corrosion treatment
  • Enhanced natural lighting through new skylight installation
  • Long-term gutter protection via Plygene lining system
  • Zero disruption to business operations throughout the project
  • Minimal disruption to site operations

The successful delivery and quality of workmanship led to additional work opportunities with CBRE. This shows their confidence in ACS Coatings’ ability to deliver complex projects in challenging environments.

This project showcases ACS Coatings’ capability to manage large-scale commercial roof restoration works on industrial and commercial properties, hitting programme targets and quality standards regardless of external challenges.
