Tysley Industrial Unit

JLL is one of the world’s leading commercial property management firms, overseeing industrial, retail, and office portfolios across the UK. Their properties require regular maintenance and refurbishment to protect asset values and maintain tenant satisfaction.

The client required a large-scale external refurbishment package for an industrial unit at Tysley. The roof covering, approximately 16,000m², needed restoration, and external areas required refreshing to improve both protection and appearance.

The scope included:

All works also needed to be delivered while the industrial unit remained operational. This meant coordinating around tenant activities and maintaining access to the facility throughout.

Our team completed a full roof restoration package across the entire 16,000m² roof area. Given the scale, this represented one of our larger roofing projects and required significant resources and careful planning.

We used specialist liquid coating systems supplied by HD Sharman. These high-performance coatings create seamless waterproof membranes that protect against water ingress while accommodating thermal movement. The HD Sharman systems also offer superior durability compared to traditional roofing materials and provide long-term protection that reduces future maintenance costs.

Before coating application, our team carried out extensive surface preparation across the entire roof. We cleaned all areas thoroughly, addressed any substrate damage, and ensured surfaces were properly prepared for the coating system. This preparation work is essential for achieving proper adhesion and long-term performance.

Alongside the roofing work, we carried out external cladding decoration to refresh the building’s appearance. Years of weathering had dulled the cladding finish, but our coatings restored the original colour and provided renewed protection against UV exposure.

Finally, window frame redecoration completed the external transformation. We treated all frames to create a uniform, professional finish that complemented the restored roof and cladding.

This comprehensive approach meant every visible element of the building received attention.

Coating 16,000m² isn’t something you complete in a few days, and it requires careful planning. We developed a phased approach that divided the roof into manageable sections, allowing us to progress systematically while maintaining quality standards.

Our experienced roofing teams worked through each phase methodically. Surface preparation, primer application, and topcoat layers all had to be completed to manufacturer specifications. And we maintained close site coordination to guarantee smooth transitions and avoid gaps or inconsistencies in the finished coating.

Weather monitoring was also essential because liquid coating systems need specific temperature and humidity conditions for proper curing. Our site management team tracked forecasts and adjusted daily work plans to maximise productive hours during suitable weather windows. This proactive approach helped us hit our time constraints despite the unpredictable British weather.

Working within a live industrial environment also required careful coordination. We maintained clear communication with the tenant and scheduled our activities to minimise any potential disruption. Access routes remained clear, too, and we made sure our work areas never interfered with daily operations.

Safety controls were paramount given the scale and height of the works. All our operatives hold relevant working-at-height qualifications, and we implemented comprehensive edge protection and fall prevention measures. Regular safety briefings and site inspections also maintained standards.

The HD Sharman coating systems we used provided excellent workability and application characteristics. Our teams found the materials responsive and forgiving, which helped maintain consistent quality across the vast roof area. The manufacturer’s technical support also proved valuable during the application process.

We successfully restored the entire 16,000m² roof area, creating a durable waterproof membrane that will protect the building for years to come. The industrial unit now benefits from comprehensive weather protection, improved appearance, and the confidence that comes with a professionally installed coating system.

Key outcomes included:

  • 16,000m² roof area successfully restored using specialist liquid coating systems
  • Long-term protection achieved through HD Sharman high-performance coatings
  • Improved appearance across roof, cladding, and window frame areas
  • Seamless waterproof membrane eliminating leak risks
  • Extended roof lifespan reducing future maintenance costs
  • Minimal disruption to the client’s operations during the works
  • High-quality finish delivered across all refurbishment elements
  • Project completed on programme despite weather challenges.

The client was extremely pleased with both the quality of our work and our professional approach throughout the project. Our ability to deliver such a large-scale industrial refurbishment while maintaining high standards demonstrated our experience in managing complex roofing programmes.

This project also showcases our capability to handle large roof restoration works efficiently while delivering the quality and reliability that property managers like JLL expect from their contractors.
