Marshall Building

The Marshall Building is a prominent office building located in St Ann’s Square, one of Manchester’s busiest pedestrian and retail areas. The building sits within a mixed-use zone surrounded by commercial premises and residential properties.

Given its city-centre position, the external presentation of the building directly impacts tenant perception and street-level branding.

Unfortunately, over time, environmental pollution and general weathering had dulled the stone façade, while existing coatings on window frames had begun to lose consistency and vibrancy. The client was keen not just to refresh the building visually, but to protect it against further degradation through professional façade cleaning and protective coating systems.

So, they came to us for a high-quality commercial building refurbishment to modernise the external façade and internal feature areas. This was part of a wider office upgrade programme.

The brief included a combination of specialist facility cleaning and decorative coatings:

  • Professional DOFF cleaning to restore stone elevations
  • External commercial spray painting to window frames in a bespoke pearlescent finish
  • Internal on-site spraying of a feature spiral staircase
  • Concurrent gutter repair and maintenance
  • Out-of-hours working due to the live city-centre location.

The finish also needed to be premium, durable, and suitable for a high-visibility commercial property.

ACS mobilised a specialist team of commercial painters, decorators, and façade cleaning operatives, supported by site supervision and traffic management coordination.

Our works included:

  • Low-pressure DOFF steam cleaning to remove pollution and biological growth without damaging the stone
  • Full masking and preparation before external on-site spraying
  • Application of durable protective coatings in a bespoke pearlescent specification
  • Internal spray application to transform the spiral staircase into a feature centrepiece
  • Localised gutter inspections and maintenance while full access was in place.

Prior to any respraying works, full adhesion testing was carried out to confirm coating compatibility and long-term durability. Surface preparation included careful keying of existing substrates and precision masking to protect surrounding glazing and stonework.

All in all, by combining commercial cladding spraying techniques with controlled environmental conditions, we achieved a smooth, factory-grade finish typically associated with off-site powder coating, but delivered entirely in situ.applied to provide durable protection against weathering and UV exposure.

Operating within a dense urban environment required strict compliance with environmental and safety regulations.

Strict overspray containment systems were implemented to prevent airborne particles, and continuous monitoring meant minimal disturbance to neighbouring commercial units and residential apartments.

Deliveries were also timed within restricted access windows to avoid peak pedestrian traffic, maintaining both public safety and project efficiency. All works were scheduled out-of-hours, too, to minimise disruption to businesses and residents. Traffic management plans, banksmen, and controlled delivery windows meant materials were brought in safely.

The DOFF cleaning system also allowed us to restore the façade without abrasion, preserving the integrity of the stone while dramatically improving appearance.

The transformation significantly enhanced the Marshall Building street presence.

The restored stonework now presents a clean, refreshed exterior, and the bespoke sprayed window frames provide a modern finish. Internally, the staircase has become a defining architectural feature within the refurbished office space.

Beyond aesthetic improvement, the new protective coatings now provide enhanced resistance to UV degradation, moisture penetration, and general environmental wear. This extends the lifecycle of the window frames and external metalwork, reducing the need for reactive maintenance and supporting long-term asset management planning. The result is not simply a cosmetic upgrade, but a strategic investment in the building’s future performance.
