Rennie Hogg Industrial Estate comprises multiple large warehouse and industrial units forming part of a wider commercial property portfolio. Over time, both roofs had developed widespread corrosion, particularly along sheet laps and panel edges, alongside areas of active water ingress.

As with many ageing industrial buildings, the structure itself remained fundamentally sound. However, untreated cut-edge corrosion and failing fixings were beginning to compromise the roof’s long-term performance. The client’s priority was therefore to implement a durable roof protection system that would extend lifespan, protect asset value, and minimise operational disruption.

Rather than proceeding directly to costly full roof replacement, the client sought a more sustainable and cost-effective warehouse roof refurbishment solution.

We recommended the application of a 25-year HD Sharman Delcote commercial roof coating system, alongside comprehensive preparation and corrosion remediation works.

The scope included:

  • Full high-pressure cleaning of all roof areas
  • Extensive cut-edge corrosion repair
  • Inspection, treatment, and replacement of roof fixings
  • Specialist preparation of severely corroded sections
  • Application of the HD Sharman system in two full coats to achieve the specified dry film thickness
  • Full QA documentation and manufacturer audit sign-off.

Both roofs were to be delivered concurrently within a tight programme, while maintaining safe access and minimal interference with ongoing industrial operations.

ACS Coatings mobilised a specialist industrial roof coatings team to work across both units simultaneously. This was supported by dedicated site supervision to maintain programme control and quality assurance.

Our work began with deep high-pressure washing to remove contaminants, biological growth, and loose corrosion. This helped with optimal adhesion for the new roof coating system.

Particular attention was paid to areas of advanced cut-edge corrosion. Each affected section was mechanically prepared to remove oxidation before the application of specialist corrosion primers. Severely deteriorated areas required bespoke oversheet components, which were pressed and manufactured on-site to allow effective sealing and stabilisation.

All fixings were inspected and either treated, replaced, or encapsulated to prevent future water ingress.

Finally, the HD Sharman Delcote system was applied in two full coats, achieving the specified dry film thickness (DFT) required for the 25-year warranty. The result was a seamless metal roof restoration that strengthened the roof envelope without replacing existing panels.

Delivering works across two large industrial roofs simultaneously required careful coordination and disciplined quality control.

Working at height across expansive warehouse roof areas, our team implemented strict safety protocols and phased access planning. Weather disruption was managed proactively, too, with flexible programming allowing progress to continue during favourable conditions.

Coordination with separate skylight replacement contractors was also essential to ensure parallel works progressed safely and efficiently. Daily inspections and DFT readings were recorded to verify compliance with manufacturer standards, so the final commercial roof coatings system met all warranty requirements.

All works were completed under full manufacturer audit, resulting in successful sign-off and certification.

Both warehouse roofs were fully restored using a manufacturer-accredited 25-year industrial roof coating system.

Despite severe corrosion challenges and adverse weather conditions, the project was completed three weeks ahead of schedule.

And by choosing a high-performance roof protection system instead of full replacement, the client avoided significant material waste and reduced capital expenditure. They also secured long-term asset protection.

Following successful completion and audit approval, ACS Coatings was awarded a further contract based on performance and delivery standards.
