What They Asked For

The client needed a complete protective refurbishment across four occupied units.

This included:

• High-performance protective roof coating systems
• Replacement and installation of new skylights
• Liquid gutter lining systems
• Aesthetically pleasing protective coatings for external shutters.

All buildings were to remain live throughout the project, which meant the work had to be delivered safely, efficiently, and with minimal disruption.

What We Did

With a seven-strong team, ACS Coatings carried out a full programme of refurbishment and protective works across the four units.

This included:

• Full preparation and application of a high-quality roof coating system
• Removal of old skylights and installation of new units to improve natural daylight
• Application of liquid gutter linings to improve weather performance
• Decorative coatings for external shutters with durability and appearance in mind.

How We Did It

Because all units remained fully occupied, the work needed detailed planning and ongoing communication with site managers and tenants. Noisy activities were scheduled around business needs, and the team worked flexibly to manage changing weather conditions. This helped the programme stay on track without disruption.

Working safely in a live environment also required clear access management. The team maintained controlled working zones, used protective barriers, and followed a clear communication plan to keep occupiers informed throughout. This approach supported both tenant safety and project efficiency.

Despite the complexities of the work across four live units, the programme remained well coordinated. Each stage was completed systematically, from roof preparation to the installation of new skylights, followed by gutter lining and shutter coatings. The Result

All four buildings were successfully refurbished and handed over on completion, with the roofs now benefiting from a long-lasting protective coating. The installation of new skylights improved internal lighting conditions, too, while the upgraded gutters and shutter coatings improved performance and produced a cleaner, more modern appearance.
